No, you don’t need to be present for a service technician to complete the work, but you’re welcome to be there if you prefer. You’re always encouraged to ask questions or provide feedback after the work is done.
If you’re locked out during office hours, contact the office for assistance. After hours, you may need to call a locksmith at your own expense.
Absolutely! We want you to feel at home and make the space your own. You’re welcome to decorate, add personal touches, or make temporary changes. We just ask that the apartment is returned to its original condition when you move out to avoid any charges.
Our community offers a smoke-free environment, resort-style pool and spa, 24-hour fitness center, social lounge, outdoor lawn and social areas, grilling stations, Amazon lockers, EV charging, office space, courtesy patrol, 24-hour maintenance, and a friendly, helpful staff.
The pools are available 9am-10pm.

You can apply for an apartment online or in person. If you need any help during the process, we’re here to guide you every step of the way.
Most applications are approved the same business day, depending on how quickly all required information is submitted and how long the screening takes. Some screenings may take a bit longer, but the process is usually quick.
Move-in expenses vary based on your lease start date, deposits, fees, and any current promotions. Once your application is submitted, we’ll provide a detailed cost sheet outlining all charges. We keep fees minimal and aim to make the move-in process easy and cost-effective.
For first-time renters, it’s important to focus on where you see yourself at this stage in your life. Start by narrowing down three key things: location, price, and finding a management team that truly cares. Do your research online, but don’t overwhelm yourself by visiting too many places. Instead, call first or drive by to get a feel for the community. Pay attention to how the place makes you feel. Trust your instincts!
You can pay rent online using autopay or make one-time payments to avoid fees. Payments can also be made in the office with a credit card. We accept cashier’s checks, money orders, and personal checks as well. We also offer a Flex program that can help cover part of your rent if you need extra time to pay in full.
Rent can be paid either online via the resident portal or in person at the office.
Any monthly fees will be explained during your tour and included in your move-in cost sheet and lease agreement.
Renters insurance is not mandatory since the community’s liability insurance is included in the amenity fee. However, we do recommend getting renters insurance for your personal belongings and additional protection.
Utilities included are currently water, trash, sewer, pest control, common area electric.

We offer a resident referral program — refer a friend who signs a lease, and you’ll receive a $500 rent credit. For more details and any restrictions, please contact the leasing office.
We do not offer discounts for extended lease terms or early rent payments. Monthly rent is due on the first day of each month.
We offer transfer options both onsite and to other communities. Please note that deposits and fees are handled separately by each community. If you have any questions about transfers, feel free to contact the office.
Subleasing is not allowed.
We offer an early lease termination option with a required 60-day written notice. The termination fee depends on your monthly charges. If you received a move-in concession, that amount will also need to be repaid. Please contact the office for more details and to start the process.
